In these Terms, the words “we”, “us”, and “our” refer to the above-mentioned business.

2. Acceptance of Terms

By accessing and using this website and by making a reservation, the visitor agrees to be bound by these Terms of Use and confirms that they are at least 18 years of age.

3. Reservations

All reservations are subject to availability.
A reservation is considered confirmed only after written confirmation has been sent by the accommodation and the required deposit has been successfully received.
The accommodation reserves the right to refuse or cancel a reservation in case of pricing errors, technical issues, or circumstances beyond its control.

4. Prices & Payments

All prices are displayed in Euros (€).

Prices may include or exclude applicable taxes or accommodation fees, which will be clearly indicated before completing the reservation.
Payments are processed securely via trusted payment providers or bank transfer.

5. Deposit

To confirm a reservation, a deposit of thirty percent (30%) of the total reservation amount is required.

The deposit must be paid within the timeframe stated in the reservation confirmation. If the deposit is not received within this period, the accommodation reserves the right to cancel the reservation.

The remaining seventy percent (70%) of the total amount must be paid no later than thirty (30) days prior to the scheduled arrival date, unless otherwise agreed.

6. Cancellation Policy

In case of cancellation by the guest:

If the cancellation is made at least 30 days before the scheduled arrival date, any amount paid will be refunded.
If the cancellation is made less than 30 days before arrival, the amount already paid may be retained as a cancellation fee.

Any bank charges or transaction fees related to refunds will be borne by the customer.

Accommodation services for specific dates are exempt from the 14-day withdrawal right in accordance with EU Directive 2011/83/EU on consumer rights.

7. Check-in & Check-out

Check-in time: from 15:00 pm
Check-out time: until 10:00 am

Different times may be arranged subject to availability and prior agreement.

8. Number of Guests

The number of guests staying at the accommodation must not exceed the number stated in the reservation confirmation.

The accommodation reserves the right to refuse additional guests.

9. Guest Responsibilities

Guests are required to:

respect the property and its equipment
follow the accommodation’s house rules
comply with applicable Greek laws and regulations

Guests are responsible for any damage caused to the property during their stay.

10. Liability

The accommodation shall not be held liable for:

loss or damage to personal belongings
accidents occurring within the property
service interruptions caused by factors beyond its control (e.g., power outages, natural events, force majeure)

To the maximum extent permitted by Greek law.

11. Personal Data

Guests’ personal data are collected and processed in accordance with Regulation (EU) 2016/679 (GDPR) and applicable Greek data protection laws.

12. Governing Law

These Terms are governed by Greek law.

Any dispute arising from the use of this website or accommodation services shall be subject to the jurisdiction of the courts of Greece.
